One of the restrictions on IRA investments is that you cannot benefit directly from an investment that the IRA has made.  Since a mortgage is an investment (to the lender, the IRA in your question) and the property is owned by you personally, then the investment is directly benefiting you.  I would not recommend this sort of transaction as it is almost certain to be disqualified and will make your IRA immediately taxable as of the date of the transaction.
